This glossary explains common roofing terms for Brighton homeowners, from nail sickness and lead flashing to GRP fibreglass and breathable membranes. Each definition includes how the term applies to Brighton's coastal conditions and housing stock. For advice on your own roof, call 01273 973 996.

Nail Sickness

The corrosion of the metal nails that fix roof tiles to the battens beneath. When nails rust through, tiles slip even though the tiles themselves remain sound. Nail sickness is widespread on Brighton's pre-1970 concrete-tile estates, where coastal salt air accelerated the corrosion of the original mild-steel fixings. It is invisible from ground level and only confirmed by roof-level inspection.

Lead Flashing

Strips of malleable lead sheet used to weatherproof the joints where a roof meets a wall, chimney or valley. In Brighton's coastal air, lead corrodes faster than inland, so exposed positions call for thicker code 5 lead. Flashing should be dressed in lengths no greater than 1.5 metres to allow for thermal movement, and finished with patination oil to prevent staining.

Pointing

The mortar finish applied to the joints between bricks, or bedding ridge and hip tiles. Repointing renews mortar that has weathered, cracked or fallen out. On Brighton's Victorian and Regency properties, lime mortar is the correct material — modern cement mortar traps moisture against soft historic brickwork and causes spalling damage that is expensive to reverse.

GRP Fibreglass

Glass-reinforced plastic, a flat-roofing system laid as a single seamless membrane over the whole roof. Because it has no lap joints, GRP resists the salt air and thermal cycling of Brighton's coastal position better than felt or EPDM rubber. Correctly installed on a sound deck, a GRP flat roof lasts 30 to 40 years in local conditions.

Ridge and Hip

The ridge is the horizontal apex where two roof slopes meet; hips are the external angles where slopes meet on a pitched roof. Both are capped with special tiles bedded in mortar or mechanically dry-fixed. Ridge and hip mortar is often the first thing to fail on older Brighton roofs, with 100-year-old bedding softening and giving way in the first serious winter gale.

Valley

The internal angle where two roof slopes meet and channel rainwater away, usually lined with lead or a preformed valley trough. Valleys carry high water volumes and block easily with leaf debris — a frequent problem in Brighton's tree-lined neighbourhoods like Preston Park and Hanover. A blocked valley backs water up under the tiles and is a leading cause of winter roof leaks.

Fascia and Soffit

The fascia is the board fixed to the rafter ends along the roof edge, carrying the guttering; the soffit is the underside board closing the gap between the fascia and the wall. Together they seal and ventilate the roof edge. On older Brighton properties, rotted timber fascias cause guttering to sag and pull away, and are best replaced in coastal-grade uPVC.

Breathable Membrane

A modern underlay laid beneath the tiles that keeps wind-driven rain out while letting water vapour escape from the roof space, reducing condensation. It replaced the older bitumen felt used on pre-2000 roofs. When a Brighton roof is stripped for re-covering, fitting a breathable membrane is standard practice and a key reason re-roofing outperforms patch repair on ageing felt.
