Hanover is one of Brighton's most densely packed Victorian terrace neighbourhoods, covering the hillside south-east of the Level. The streets of Southover Street, Hartington Road and Queen's Park Road are lined with 1870s-1890s two and three-storey terraces, all built in the same era with the same roofing challenges.
Victorian (1870s-1900s) — Clay plain tile and Welsh slate. Key streets include Queen's Park Road, Southover Street, Hartington Road.
Elevated position on the hillside gives good exposure to south-westerly weather. The dense urban canyon formed by tightly-packed terraces funnels wind, which increases wind uplift on ridge tiles and hip ends. Tree canopy from the Level and Queens Park deposits organic material in valleys every autumn.
Ridge tile failure is the most common emergency call from Hanover — the mortar bedding on Victorian ridges is approaching 130 years old in many properties. Lead valley failure on the shared valley lines between terraces is the most common source of neighbour disputes. Clay plain tile slippage from nail sickness on properties that have never been re-roofed.
“Ridge tiles had been loose for years. They re-bedded the full ridge, replaced two that had cracked, and found a hidden valley issue I didn't know about. Thorough job.”
“Lead valley between us and the neighbours had been causing damp for two winters. Found the source immediately, replaced the lead, no more damp. Wish I'd called sooner.”
“Three slipped tiles after the January gales. Fixed quickly, good price, left everything tidy. Will use again.”
Brighton neighbourhood of Victorian (1870s-1890s) housing. The dominant maintenance issue: ridge mortar failure and shared valley lead disputes between terraces.
The dense Hanover terrace layout means shared valley lines between properties are the most frequent source of neighbour disputes. Identifying which property is responsible requires a roof-level survey from both sides.

Hanover's Victorian terraces, built predominantly between 1870 and 1900, were roofed in clay plain tile — a material that, when well-maintained, can last well over a century. Many Hanover roofs are still on their original tile. The material is not the problem. What degrades is the infrastructure around it: the mortar bedding on ridges and hips has softened after 120-130 years; the original wire nail fixings have corroded; and the lead in valleys and around chimneys has been subject to 130 years of coastal humidity.
Hartington Road and Southover Street follow the Hanover hillside, which means the shared valleys between terrace pairs run along the steepest parts of the roof plane. Water volume through these valleys during heavy rain is significant. When the lead fails — either through age or because the valley has blocked with leaf debris from the dense urban canopy — the water backs up quickly and finds its way into the roof structure at the party wall junction. This is the most common cause of the damp patches that appear between floors in Hanover terraces.
Properties on Queen's Park Road and the streets adjacent to the park have additional organic loading from the park's mature tree canopy. Valley clearing before autumn is more important for these properties than for equivalent Hanover streets away from the park.
Ridge tile failure and lead valley problems are the most common issues. The 1870s-90s clay plain tile roofs are in good material condition but the mortar bedding on ridges has softened after 130 years. Shared valley lines between the terraces are a common source of water ingress affecting multiple properties.
Minor repairs on Hanover's Victorian terraces typically cost £150-£400. More involved work such as lead valley replacement costs £400-£1,200. We offer free surveys and written quotes across Hanover and the surrounding BN2 area.
Hanover is not a designated conservation area, so most repair work is permitted development. Like-for-like material replacement does not require planning approval. Changing the visible material from clay to concrete would require prior notification under permitted development rules.
